In the case where a last minute request requires one of these materials to be used and Management was unavailable via phone (please call +1-909-693-3899), then Renter agrees to put down a place mat to catch all excess material which may spill on floor. Renter further agrees that the model which is wearing any of said materials shall be supervised NOT lean on walls, touch curtains, sit on furniture, or touch any part of the studio while said materials are on their body or hands. ★ Renter shall not use the shower at anytime or for any reason. If model is required to clean off, please have model bring their own towels and wipes. Do NOT use our towels to wipe off any glitter, body paints, oils, shimmers, etc. ★ Renter shall not go upstairs without permission from Management. ★ Renter shall take care not to stain or dirty the curtains, ensuring that no food or drink is placed on the windowsills as well as no closer than 10 feet distance from the curtains—this is important because the curtains are irreplaceable and Renter understand that Renter is liable to pay any repair or replacement damages caused to them. ★ NO STRANGERS are allowed at THAT Toronto Studio, even if they say they are the next renter—if they are then Renter shall ask them for the lockbox combo to confirm they know it. Renter shall always ask for ID if a stranger attempts to enter, calling Daniel at +1 416-277-6355 to confirm before allowing them inside. ★ Noise levels must always remain reasonable during Renter’s occupation of THAT Toronto Studio. ★ Should Renter demonstrate a spirit of willful disregard for the rules which Management has set for THAT Toronto Studio, Renter shall be responsible for leaving the studio immediately upon notice from Management. Failure to leave the studio will result in an escalation to being escorted out by private security or police services. ★ Renter promises to always keep the studio entrance door closed to avoid noise spilling into the hallways. ★ Renter agrees not to misrepresent the usage of their studio rental, else risk being asked to leave immediately. For example, shooting a music video with a dozen friends under the Basic Use package is clearly a violation of the permitted use under that package. ★ No smoking of ANY substances inside the studio, nor any drugs shall be permitted. Failure to respect this rule will be a $500 cleaning fee, plus immediate escorting off the premises by police. Renter may bring in alcohol, under the condition that it shall not be exchanged for monetary value inside the unit, nor given to minors, and when required, Renter shall secure a permit for the alcohol.

Outdoor shoes prohibited. ★ Prior to leaving THAT Toronto Studio, Renter shall turn off ALL lights and appliances as well as put back any Equipment and securely lock it away, else be liable for it. In order to keep the space clean and enjoyable for all, Renter shall also tidy up and restore the space to the same condition in which it was received by Renter, or better to a better condition than that in which it was received, else Renter agrees to pay a $199 cleaning fee. ★ Renter shall be responsible for closing the door after their rental, and since the door automatically locks when closed, Renter must ensure the door is sufficiently closed and locked so that strangers may not enter the space. Failure to close and ensure the door is locked leaves Renter liable for any Equipment or contents which may be damaged, lost, or missing, as a result of gained entry by a stranger due to Renter’s negligence.
OVERTIME & BEING LATE: Renter assumes responsibility for showing up as scheduled. Unless otherwise agreed to in writing by Management, Renter’s start time begins at the scheduled start time, and ends at the scheduled start time. Overtime may be purchased, if overtime is available. LIABILITY: Renter agrees to use www.thattorontostudio.ca/ and all of its permalinks and related content and links, as well as the physical studio itself, on an “as is” basis. While Management has taken reasonable efforts to maintain THAT Toronto Studio and Equipment, Renter shall assume responsibility and liability for all of their own conduct and actions inside of THAT Toronto Studio. Renter agrees to hold harmless, and release Management of all liability should anyone injure themselves, anyone else, or break any Equipment. Renter also certifies that, anyone who shall attempt to operate any Equipment knows how to use it, has taken precaution to avoid injuries, and personally takes responsibility and assumes all liability for the use of said Equipment. Renter agrees that in placing their booking with Management for THAT Toronto Studio, Renter shall waive their right to sue for any and all damages in any manner, shape, or form which may have occurred inside of, outside of, or in relation to Renter’s booking of THAT Toronto Studio. Renter acknowledges 100% responsibility for their own actions as well as the actions of their crew or guests. This includes responsibility for damage to Equipment, any damage for which the Renter must reimburse Management the cost of replacing or repairing. Renter’s intentional and/or negligent failure to reimburse Management will result in a $1,000.00 CAD fine in addition to being required to pay the required damages, and Renter shall be sent to collections and listed on an internal Toronto studios blacklist circulated among studio owners in Toronto.
SECURITY & CCTV: As part of an active effort to deter crime and poor behaviour, Management has installed multiple sensors, partitioned different areas, and secured the studio with instant responder alarm systems, as well as cameras both inside and outside the studio across hallways and outside the building in partnership with the rest of the building. By using THAT Toronto Studio, Renter agrees that this security footage will be captured and if required, passed on to the proper authorities. Management does not intend to release the footage publicly and Management checks it on an as-needed basis or in the case of complaints or foul-play. Further, Renter must keep out of designated private areas since that will trigger the alarm system and as a result we will be penalized by our alarm monitoring company for the false alarm. Failure to stay out of designated private areas will issue you a fine of $300 and you will potentially be escorted off the property by police officers if we are not available to tell them otherwise. BE SMART.
REFUNDS: Renter understands that no shows or negligence will not be refunded. This means that even if Renter “thought” they had booked on another date but didn’t, Management shall not be required to fulfil even a partial refund. Cancellations or alterations to bookings may be made by either party within 48 hours of a booking having been confirmed. After this, there will be no refunds for cancellations or alterations unless Management needs to cancel, in which case Renter will receive a full refund. Renter therefore agrees to assume responsibility for the accuracy of their booking when placing it.
ACCESS TO EQUIPMENT: Prior to operating any of Management’s Equipment, Renter shall watch videos about how to use the gear they have rented, via a link to a video which can be found on the Studio FYI page of THAT Toronto Studio’s website. Management shall provide instructions to Renter on how to access the gear, an ensuring the correct alarms guarding the gear shall be disabled for Renter to access to gear without issue.
DISRUPTION IN SERVICE / UNFULFILLED SERVICES: Should there be any interruptions to Renter’s service such as power outages, construction noise during audio capture, or Renter not being able to find THAT Toronto Studio or get inside, Renter agrees to bear this responsibility in full. Management provides clear instructions to the Renter regarding how to access THAT Toronto Studio in the booking confirmation email. If Renter did not receive a booking confirmation email due to having booked outside of the automated booking system, Renter shall call and email in advance and ask for access instructions. If Renter does not receive their booking confirmation email within 1 hour of booking, Renter shall check their junk or spam inbox, otherwise be responsible to ask Management for this information via email and to confirm the code within 48 hours of their rental because the code frequently changes. Therefore, should Renter be unable to access THAT Toronto Studio despite clear instructions, Management shall not be held liable. Renter is solely responsible for all their own expenses and Management shall not be held liable for any expenses Renter incurred as a result of being unable to complete their scheduled project inside of THAT Toronto Studio. Renter understands that they may be entitled to financial compensation in the case of Management’s failure to provide the space for rental due to extenuating circumstances, and as such, any and all compensation shall be limited to a refund in full of all fees paid to Management related to the rental in question. Further, Renter agrees to not hold Management responsible for actions and occurrences outside of Management’s control. Just to name a few, this includes situations such as unexpected construction noise, heating/air conditioner having broken down 1 working day before rental, odd smells as a result of the last renter.
INSURANCE: Renter agrees that since they must assume all liability, Renter either has existing liability insurance or plans to purchase this insurance prior to the shoot. Management does not check for insurance, therefore Renter assumes all responsibility in the case of insurance not being purchased.
OUTSTANDING BALANCES: Prior to using any Equipment provided by Management for use in THAT Toronto Studio, Renter shall ask for permission and clarification on any restrictions imposed upon Equipment. After completion of the rental, Renter shall notify Management at ThatTorontoStudio@gmail.com of all additional Equipment used and/or consumed. Upon receiving the invoice for their outstanding balance, Renter shall pay their balance in full within 24 hours.
